A full MLS-backed property search platform for our own Ottawa realty arm — filterable listings, neighbourhood landing pages, accounts, and an agent dashboard behind them.
Awada Realty Group is the real estate arm of our own company, serving buyers, sellers and landlords across Ottawa — Ottawa Centre, Barrhaven, Gloucester and Kanata. Because this one is in-house, we could build the thing most agencies settle for a template instead of: not a brochure with a contact form, but an actual property search application. Visitors filter live listings by city, type, bedrooms, bathrooms and price range, switch between card and list views, open full detail pages, and create accounts. Behind the sign-in wall, the team manages its own listings from a dashboard rather than emailing a developer every time something comes to market.
Real estate is the most template-saturated category on the web. Every competing Ottawa agency runs the same stock theme with the same stock search widget bolted on, which means differentiation cannot come from styling — it has to come from the product actually working better. A listings platform is also a genuinely hard build: inventory changes daily, every listing needs its own indexable page, filters have to stay fast against a live feed, and the agents who manage that inventory are not developers. On top of that, a new brokerage has to look established from day one, without the transaction history a large firm can point to.
We built it as a Next.js application on Vercel with server-side rendering, so every listing and neighbourhood page is a real indexable URL rather than a client-side search state. Clerk handles authentication and gates a dashboard where the team manages listings directly — the site updates itself as inventory moves. The search interface sits at the centre of the product: a persistent filter bar across city, listing type, beds, baths and price, with card and list view toggles and a collapsible sidebar. Around it we built conversion paths for each audience — a dedicated Sellers track leading to a free home evaluation, four neighbourhood landing pages capturing local search intent, and a credibility block carrying the team's track record. The design stays deliberately restrained: black, white and the gold of the Awada mark, letting property photography do the work.
